When the integrity of your roof is compromised, even slightly, it can have disastrous implications on the integrity of your home. Unfortunately, like most things on a home that are exposed to the elements such as a roof, they are prone to wear and tear along with damage from weather events. Here are some of the most common roof issues we come across here at A. I Gutter & Roofing.

Leaks

The thing about roof leaks is that they can go unnoticed for quite some time, and often homeowners will only realise that there is a problem when water starts to seep inside the home and when it’s at this stage, it is typically a sign that serious damage has occurred. You can avoid leaks from causing widespread damage by hiring a professional to conduct regular roof inspections. This way, they can alert you to any signs of potential damage, or repairs that are needed, if any.

Moisture

Excess moisture can lead to many issues in your home, the biggest one being mould and mildew growth. Once mould spores form, they spread at an alarming rate, and it doesn’t take long to have an extensive outbreak in your roof cavity or behind the walls. The excess moisture tends to decay any timber within your home, and this can lead to structural problems. So while a little moisture may seem like an insignificant issue, it can become a huge one, and it should be seen to as soon as it occurs.

Neglected roof maintenance

Many structural issues caused by roof problems can be avoided by taking the time to have regular rood inspections and repairing minor defects or issues of concern as soon as they pop up. Another major component of your roofing system is your guttering. When these aren’t cleaned out, they’ll fill up with leaves and other types of debris, and as a result, they’ll clog up, and water won’t be able to drain off as it should. This water can spill onto the roof and the house when it shouldn’t and can prematurely damage your guttering.

Overhanging tree branches

Larger overhanging tree branches are notorious for wreaking havoc on roofs. Strong winds can force them to hit the roof and can cause damage. If you have these near your roof, you shouldn’t wait for them to cause damage before you see to them. Get them trimmed back when they are even slightly close to your home. Ensure that you check to see if you need council approval if you plan on having any trees removed entirely and ensure you use the correct equipment to conduct the tree trimming safely, if you don’t, it’s best to leave the task up to the professionals.

Pests

It’s not uncommon here in Australia for pests such as possums or rats to make a home out of your roof. The problem with this, apart from them being unwelcomed guests, is that they defecate and cause damage through chewing. Clogged gutters can also attract them to your roof as it’s an easy source of water for them to access. Mosquitos and other bugs with also be more likely to hang out around your home when there is water close by, and vegetation that has grown from moisture can provide a source of food for them.

Faulty repair work

It’s imperative that when your roof is damaged that you get it fixed by a professional that has the necessary skills, qualifications and equipment to do the job properly, otherwise it just defeats the purpose, and you’ll be at square one again. Always check these things before hiring someone to ensure you get a quality finish each and every time.

Weather events

Unfortunately, there is nothing we can do to prevent extreme weather events such as storms, hail, strong winds, or heavy or constant downpours, but when your roof is in good condition, it’ll likely be able to withstand these better than if it wasn’t.

Installation that isn’t up to standard

This can be either repairs that aren’t up to standard or an entirely new roof that hasn’t been installed properly and is causing roof issues. Either way, a faulty roof in any shape or form is not good and not something you want to have. Again, choosing a reputable company can help reduce the likelihood of this happening.

Ventilation problems

All roofing systems need adequate ventilation, without it, it can lead to quicker deterioration to your roofing mechanism. They allow warm air to escape and cool air to enter, and as a result, moisture and temperature levels are regulated. When your ventilation isn’t up to par, your roof may be prone to excess moisture build-up and issues that come along with that such as rot and mould growth.

Our roofs are out of sight, so they often get forgotten about, and many will only realise they have a problem when water starts to get in through and into the house.
